At the same time, travel patterns and consumer spending have changed, creating additional pressure on operating margins. Combined with the expiration of pandemic-era relief funding, these factors have made financing and operations more difficult for many hotel owners.

Despite challenges in certain sectors, Georgia continues to see tremendous growth in mixed-use developments and revitalized downtown districts.

Eric points to areas such as Alpharetta, Roswell, Woodstock, Canton, and Norcross as examples of communities where thoughtful development has strengthened both residential and commercial real estate markets.
As population growth continues across metro Atlanta, these vibrant town centers are creating demand for retail, restaurants, professional services, and commercial investment opportunities.
Where Value-Add Investors Find Opportunity
For investors looking to maximize returns, value-add projects remain one of the strongest strategies.
Many successful projects involve renovating older or underperforming properties, improving their appeal to tenants, increasing lease rates, and ultimately enhancing long-term value.
Retail centers and small- to mid-sized multifamily properties remain among the most common candidates for value-add investments.
Eric also notes that the most successful projects often share one important characteristic: the right team.
"Projects with experienced professional partners have a significant advantage," he says.
